A contract notice has been published for City Quays 4, a block of 256 residential apartments in a 23-storey tower with a lower 12-storey element.

The £50m contract is being tendered by BHC, with work expected to start in February 2026.

City Quays is a £275m office-led regeneration project on former docklands within Belfast City Centre. It already has three commercial office blocks – City Quays 1, City Quays 2 and the newly completed City Quays 3.

City Quays 4 is expected to be completed by November 2028,

The approximate gross floor area is 20,400 sqm (219,585 sq ft). The building will have piled substructures and a reinforced insitu concrete frame together with external cladding and glazed windows.

It is intended that the procurement of the contractor for this project will follow a two-stage novated design and build approach, including a nine-month pre-construction services agreement (PCSA) followed by a 24-month construction period.
