Glencar has been appointed to build Rugby 106, a 106,196 sq ft unit suitable for logistics and industrial occupiers at Central Park, Rugby.

The developer, Barjane, has an established presence in France and also owns Decathlon’s UK distribution centre in Northampton but is seeking to grow its footprint in the UK.

Rugby 106 occupies a five-acre site that previously had a 45,000 sq ft vacant office and workshop facility on it. This has now been cleared for construction.

The new building is designed to attain BREEAM ‘Outstanding’ certification and an EPC A+ energy rating.

The 106,196 sq ft facility will comprise:

  • 87,000 sq ft of warehousing
  • two floors of offices and employee welfare areas
  • flexible operational mezzanine
  • 14-metre clear internal height
  • first-floor terrace and amenity spaces
  • car parking, service yards and landscaped external areas.

Glencar managing director Peter Goodman said: “As a business renowned for its sustainable and forward-thinking logistics projects, Barjane sets high standards and we’re proud to have been selected to help realise their vision for this strategically important site. With our proven expertise in delivering complex, high-quality industrial schemes, we’re confident this collaboration will produce an exceptional facility that sets a new benchmark.”

Barjane’s UK commercial director is Patrick Batten, a former director of Segro who joined Barjane in 2022. He said: “We are delighted to have appointed Glencar and to have started on site to deliver this prime Midlands site, which will showcase Barjane’s unique approach to premium quality sustainable development.”

Completion is scheduled for the first quarter of 2026.
